How we estimate what your home can earn

The calculator starts from the three variables that drive almost all of a holiday rental's return on the Costa del Sol: the area (each town has a different average nightly rate), the type and size of the property, and the occupancy you expect across the year. From the estimated gross income we deduct our management commission (18% + VAT) to give you a net, indicative figure. It doesn't replace a real report: once you share your property details we prepare a personalised estimate with the actual figure for your urbanisation.

What really moves your yield

  • Area and location. A seafront apartment in Fuengirola won't earn like a Golden Mile villa. Average nightly rate and occupancy vary a lot between Marbella, Estepona, Mijas, Benalmádena and Málaga city.
  • Type and size. Villas with pools reach high rates; apartments earn through occupancy and turnover. Bedrooms, terrace and views feed directly into the price.
  • Occupancy and season. The Costa del Sol has a strong summer, but also a golf-and-events shoulder season and, in some areas, Nordic winter demand. Good dynamic pricing squeezes every season.
  • Property condition (rent-ready). A rental-focused renovation lifts the nightly rate and reviews. We're a renovation company: we calculate how much the income rises before you invest.
  • Licence and rules. Without a VFT licence you can't advertise legally. We handle it and keep you compliant, tax side (Form 210) included.

Is the figure before or after your commission?

It's a net estimate: we've already deducted our 18% + VAT management commission on booking income. No lock-in, no sign-up fee.

What occupancy is realistic on the Costa del Sol?

It depends heavily on area and season. Some locations have a very strong summer, others have demand spread across the year (city, golf, Nordic winter). The calculator lets you adjust occupancy to see different scenarios.

Do I have to pay tax on what I earn?
